About this template

This home maintenance schedule is for homeowners who want to know what their house needs from them and how much time that really takes. You list the jobs, say how often and how long each one is, and the workbook turns that into hours a week, a month and a year.

Most people have never seen that total, so they either skip the upkeep altogether or feel guilty about all of it. Here the number sits on the dashboard, next to the hours you actually have.

Please read: This is a tracker tool only, not financial, tax, legal, medical or any other professional advice or advisory service. It records and calculates what you enter; you are solely responsible for checking all figures, rates, dates and results and for every decision you make. By purchasing, downloading or using it, you accept these terms (your statutory consumer rights are not affected).

Two columns typed, the rest worked out

Each repeating job takes a frequency from a dropdown of eight choices and a time in minutes. From those two entries the Schedule tab calculates times a year, minutes a year and hours a year on every row. Put the hours you have spare each week on Setup and the dashboard tells you whether the list is realistic, as a share of your week.

Everything you own, and how old it is

  • Room for 21 machines and parts of the fabric, from the boiler to the chimney
  • The year each one was bought or fitted
  • The oldest thing in the house, shown on the summary strip so it does not surprise you
  • Hours a year per appliance, which is how you discover the washing machine asks more of your time than the lawnmower

Six connected tabs

  • Start Here and Setup: a guided start and the hours you have each week
  • Appliances: the appliance tracker, with ages
  • Schedule: 30 repeating jobs at eight frequencies, for weekly chores through seasonal maintenance and annual checks
  • Tasks: the one-off jobs, such as a survey, slipped slates or a chimney sweep
  • Dashboard: reads every tab and fills itself

A filled-in house to start from

The worked example lists 21 machines and parts and 30 repeating jobs that come to 46.5 hours a year, 3.9 hours a month and 0.9 hours a week, which is 18% of the five hours a week set on Setup. It also has 28 one-off jobs, 16 of them done, and the oldest item is a twenty-year-old roof. It is a useful starting list for a new homeowner, and a blank copy is ready for your own house maintenance plan and home upkeep.

Frequently asked questions

Does it work in Google Sheets as well as Excel?

Yes. You download Excel workbooks for Excel 2016 or later on Windows and Mac, and the instruction guide has one-click links to make your own copy in Google Sheets with a free Google account.

How does it work out the time my house needs?

For each repeating job you choose one of eight frequencies and type the minutes it takes. The Schedule tab works out times a year and hours a year, and the dashboard totals them by week, month and year.

Can I record when appliances were installed?

Yes. The Appliances tab holds the year each machine or part was bought or fitted, and the oldest one is shown on the summary strip.

Can I add one-off jobs as well as repeating ones?

Yes. Repeating jobs go on the Schedule tab and one-off jobs go on the Tasks tab, and the dashboard reads both.
