About this template

This loan officer pipeline tracker puts the one real deadline on a loan file, the rate lock, right on the row with the days left counted every morning. It is for loan officers and mortgage brokers who want their mortgage pipeline, their volume and their own business books in one workbook.

Please read: This is a tracker tool only, not financial, tax, legal, medical or any other professional advice or advisory service. It records and calculates what you enter; you are solely responsible for checking all figures, rates, dates and results and for every decision you make. By purchasing, downloading or using it, you accept these terms (your statutory consumer rights are not affected).

Lock expiry on every loan

Most loan officer templates are contact lists with a stage column, and a contact list has no deadline in it. Here every loan carries its rate lock expiry date.

  • Days left worked out against today, in red when it gets close
  • Locks expiring in the next 10 days counted on the KPI strip, the first number to check each day
  • Nine stages as a dropdown, from enquiry to funded or declined, so the counts cannot drift on a typo

Volume in play and funded this year

The Pipeline tab holds 150 loans with borrower, amount, kind, rate and stage. From that one stage column, the mortgage tracker works out two numbers:

  • Loans live, and the volume behind them
  • Funded volume for this year, counted separately

It also shows the average rate across the whole book, because that is often the first thing anyone asks you.

Clients behind the loan pipeline

The Clients tab holds 60 clients, so each loan links back to a person rather than a loose row.

The business behind it

Commission is income, and a pipeline is not a profit and loss, so the workbook keeps the books as well.

  • Income and Expenses: both registers
  • Monthly, Quarterly and Profit and Loss: totals by period
  • Balances and Dashboard: account balances and the full picture
  • Start Here and Setup: setup in a few minutes

A spreadsheet, not a compliance system. Your lender's own records are the record.

Works with

  • Microsoft Excel 2016, 2019, 2021 and Microsoft 365, on Windows and Mac, and LibreOffice
  • Google Sheets with a free Google account. The Google Sheets version is a real workbook you copy, not a PDF with a link in it.
  • No dynamic arrays, no macros, no add-ins and no subscription

What you download

  • Two Excel files: a worked book of fourteen loans, eleven live, with a 6.07% average rate and two locks about to expire, and a blank copy
  • The instruction guide, which has one-click links to the Google Sheets versions
  • The terms of use as a PDF

Your files are ready the moment payment clears. The tracker is for personal and business use on your own devices, so please do not share or resell the files. Questions? Reach us through our contact page.

Frequently asked questions

Do I need Excel, or can I use Google Sheets?

Either. The download has Excel files for Excel 2016 or later on Windows and Mac, and the instruction guide has one-click links to copy the Google Sheets versions with a free Google account.

How does it warn me about expiring rate locks?

Each loan has a lock expiry date with days left counted against today, shown in red when close, and the number of locks expiring within 10 days sits on the KPI strip.

What stages does the pipeline use?

Nine stages chosen from a dropdown, running from enquiry through to funded or declined.

Can I see my funded volume for the year?

Yes. Funded this year is counted separately from live volume, both off the same stage column.

Is it a compliance system?

No. It is a spreadsheet, not a compliance system, and your lender's own records are the record.
